Projects before the planners

The skinny: Dominion Development Resources got preliminary approval from the county Planning Commission to subdivide several parcels on 544 acres into 32 development lots of two to 10 acres (the rest of the last is being set into “preservation lots”). Property is in the designated rural area, surrounding the intersection of Dick Woods Road and Pounding Creek Road. They’ve already gotten preliminary site plan approval for Phase I, five by-right lots.

Next step: Turn in the final site plan—it doesn’t need Board of Supervisors approval. Dominion hopes for construction in late 2009.

How it fits into the larger picture: Despite chatter that rural area development is slowing down, it’s obviously not coming to a standstill.


This agricultural area off Dick Woods Road will soon produce a new crop: single-family homes.

Other projects at the county Planning Commission:

Recommended denial: Developer Cliff Fox wants to build the Patterson subdivision, which involves rezoning 3.5 acres in the Crozet development area to allow for 12 single-family attached and detached units off Lanetown Way. He proffered about $150,000 cash, but commissioners, led by new Crozet rep Tom Loach, voted 4-2 that it didn’t fit with the Crozet Master Plan.

Recommended approval: Watkins & Company Landscape Contracting wants to rezone three acres off Route 250 in the Crozet development area in order to use houses and land for the business and rent the rest as residential.

Deferred: PJ Land Trust wants to carve three lots out of 165 acres off Owensville Road.
