Albemarle County (www.albemarle.org) recently released its 2006 building report that shows 575 new building permits were issued in 2006. The results are the lowest number for residential construction since 1995, when 569 building permits were issued.

The 2006 numbers are down 44 percent from 2005. Those hoping this is a possible sign that rural area development has at last slacked off are sadly mistaken, however. Though slightly less than last year’s 296 new units, rural development held steady at 260 units. It was building in the development area that dropped off the most, falling 41 percent from last year to 315 new units. The Crozet area got 25 percent of the overall county growth.
Meanwhile, new city residential construction exploded in 2006 with 459 new building permits—a whopping 182 percent increase over 2005.
