Martha Jefferson releases demand analysis

Multifamily housing is the primary redevelopment opportunity for the Martha Jefferson Hospital site, according to a Martha Jefferson Hospital Market Study released last week by the hospital. Composed by consulting firm ERA, the study spells out that the 14-acre site could absorb 108 to 130 condo and rental units annually. A grocery store is the “main opportunity” for retail. As for office space, the site could capture 175,000 to 205,000 square feet of demand. Overall, the study seems to signal a mixed-use development for the high profile location just east of Downtown.

Several uses seem out of play based on the report, most notably hotel/conference space as well as research/development. Some locals living on Locust Avenue have expressed an interest in seeing an assisted living facility replace the hospital, which is moving to Pantops by 2012. The report notes that “senior-oriented and/or workforce housing will generate goodwill in the community by serving the needs of existing residents.”

The study was commissioned by Martha Jefferson in order to provide information for potential developers. Steve Bowers, spokesman for the hospital, said in early February that Martha Jefferson has had a half dozen serious inquiries, though no legitimate offer was on the table.
